Why is it important to get a Pre-Occupancy Inspection before taking possession of your newly built home. Don't trust that just because it is new, that it is done correctly. Here are some of the reasons that this type of inspection is crucial to a new home buyer.

If you have bought a Home, Cottage or Condo from plans, Pre-occupancy inspection services are for you. This enables you to have peace of mind before moving in. We check that the major components of the new home have been completed properly and built to today's standards. Just because a home is newly built, doesn't mean that it was built perfectly. This inspection can inform of any deficiencies with the new home, that you can then forward to the builder to correct before moving into the property.
What is involved during the Inspection?
A Certified Home Inspector reviews the building for compliance with the occupancy provisions of the current Standards of Practice. The following is a list of the major areas that are looked at during the Inspection.

Any findings observed during the inspection process, are fully documented on a Pre-Delivery Inspection Report issued to the purchaser within 24 Hours.

This is possibly one of the largest investments of your life and you want to ensure that it lasts for you and your family for years to come.
Often builders for a subdivision may not allow a pre-occupancy inspecion. This may be in the fine print of the purchase contract that states "No on site visits allowed by Buyers without signed permission".
The Buyer Walk through is usually only an hour long and is reserved for cosmetic issues. One hour is not enough time for a complete inspection. If this is the case with your builder, you may have to wait until you have possession to get a Home Inspection. In this case we will work with you to inspect your new home shortly after you have the keys and you will still have the oppertunity to send a list of defects to the builders to correct before you get settled into your new home.
If your are using the home as an investment property, all the more reason to get it inspected and have repairs or corrections done before new tenants move in.
